    Well if that Trend coupled with a few other factors, continues for three more years I guess we're in great shape and many of us were wrong.

    Let me propose an anecdote. Close friend of mine brilliant musician talented arranger and producer bought a home in South Akron many many years ago. When the credit situation was in an uproar he would go to the brink of bankruptcy and then refinance the home 45 10 or 20% more than its value. I don't know how old you are but that happened quite a bit in those days. He did that a few times until the bottom fell out at which point the $35,000 note became three or four times that and his underwater home was somewhere in the vicinity of the Nautilus. And the payments would have strung out until his grandchildren were wearing depends. Finally the back gave him the boot.

    Kind of odd to get a real response from this place. I will try to return the favor. I don't give ByDon a lot of credit for the economy, he hasn't done anything to kill it. But presidents get way more credit and blame for it then they deserve. People have more money. Labor has the bargaining position right now and many people are using to get better jobs and money. More money = more demand -> higher prices. But the economy is doing pretty well, maybe too well. 

    To your point, not sure why you are bring up the housing market collapse. Unless you are complaining about the deficit? Well, I guess the tax cuts aren't paying for themselves after all. To use your story. Your friend not only refinanced over and over again, he also reduced his income by ~25%.

       But less buying power and getting worse.

      Labor has the bargaining position right now and many people are using to get better jobs and money. More money = more demand -> higher prices. But the economy is doing pretty well, maybe too well. 

      Inflation is approaching really dangerous levels. Plus I can't imagine this housing boom not hitting the wall at some point

      Not exactly so much about the housing market but more about spending money that you don't have and borrowing more. Sooner or later that comes to a head. Might have been my fault for not being clear enough but you understand.

        I saw earlier this week that the November unemployment was at  4.2%  lowest since the Vietnam era.

        Now a lot of factors go into these boring statistics but not bad.

        THE EMPLOYMENT SITUATION — NOVEMBER 2021
        Total nonfarm payroll employment rose by 210,000 in November, and the unemployment rate fell by 
        0.4 percentage point to 4.2 percent, the U.S. Bureau of Labor Statistics reported today. Notable job gains 
        occurred in professional and business services, transportation and warehousing, construction, and 
        manufacturing. Employment in retail trade declined over the month.

        GO BUCKEYES, BROWNS, INDIANS, CAVS, YSU, NAVY and yes I like ND!

          We literally can't hire enough people in manufacturing right now. We're desperate.

                  Consumers are generally workers. Things may cost more but workers are being paid more. And if an employer isn't paying more you'll see labor shift from that business over time. 

                  Automation is coming. Decades from now we're looking at a need for Universal Basic Income. Right now it isn't nearly as easy to automate as you're making it sound.

                             oh well we've gotten to the point where you are just being bickersome. I would bet it will have the exact opposite effect even if I gave a s*** about the wealth gap.

                             it's exactly what's happening. Businesses are doing everything they can and looking for more and more ways to bypass workers. Once they learn to do that better and more efficiently those lazy bastards will be completely worthless. Especially if people like you are insisting on giving them a salary for doing nothing.

                            There's a bidding war for workers. They're being paid more because that's where the market values those workers. 

                             and that bidding war assures that people with less and less skills will be making more and more money until they are eventually eliminated. How long do you think it will be before completely useless carbon units become upset because somebody else might be getting a little bit more welfare than they are?

                            And with nothing else to do to take up their time than watch television and collect a check well you understand even though I'm sure you've got reason that's a positive,  millions of people with absolutely no purpose versus a small percentage who work to pass out the benefits. Do you think that sounds like a bright future? Frankly I don't think you do believe that but since it's me you're going to take the other side.

                            Of course I'll be dead probably or at least maybe you will too. As far as history? We barely understand our parents struggles let alone our grandparents. The Eloi never knew there was any kind of world without Morlocks. People born in Venezuela today I have absolutely no memory of when it was a great and prosperous country. Life rolls on.
